I forgot password. What should I do?

Immobel does provide an option to Forgot your password. Go to the following website. http://myimmobel.com, click on Forgot my password, Choose your Organization. Enter your login information and email will be sent to you. If you have purchased the account directly through Immobel, please choose Individually purchased. If you do not receive the e-mail, contact us with enough details to identify you (association's name and your login or name).

I don't know where to log in. What should I do?

Go to the following website.http://myimmobel.com, Click On Organization and choose your state and association Name. If you have purchased an account directly from Immobel, click on Individually Purchased;.

Can you add another language to your list?

Currently we do not plan to add another language to our translation list. However, we collect all suggestions for a new language and we'll take them into consideration. Please contact us to suggest new languages to add to Immobel.

 

What languages does Immobel offer?

We  currently offer 13 languages. Those are: English, Polish, Russian, French, Italian, German, Spanish (Latin American dialect),  Portuguese (Brazilian dialect), Chinese-Simplified, Chinese-Traditional, Japanese, Korean, Vietnamese.

Immobel Listing Search (IDX)

Do I have to set up Immobel web page to display translated IDX listings on my web site?
Yes, you do have to set up your Immobel Listing Search (IDX), even if you plan to use it only as search module for your another web site. If you do not finish the setup wizard, your page will not be available for viewing.
How can I use my Immobel Listing Search (IDX)?

You can use your Immobel Listing Search as your primary web site or as to enhance your current web site. If you plan to have Immobel Listing Search as your main personal site, make sure you pick an easy-to-remember address for it.If you already have an existing website, you can add a language bar widget that will direct your foreign language clients to your Immobel Listing Search (IDX) in that language. You can use this option by going through the following steps. Access your Immobel account, click Immobel Listing Search (IDX) > Listing Search for Your Website , Language Bar Section. Follow instructions in order to obtain your HTML code. Then you can install it or talk to your webmaster/developer for installation.

I already have a website. What option do I need to choose for my Immobel Listing Search (IDX)?
If you already have a web site and only plan to use Immobel as secondary site (linked from the primary), you only need to select sub domain of www.immobel.com. The sub domain can be anything, it doesn't have to be related to domain name.
I don't know what sub domain name should I choose?

As a rule of thumb it's better to choose a domain name indicating the region or location in which you are specializing, because people usually search for location, for example joplinhomes.net or homesinjeffersoncity.com.  If you already have a web site and plan to use Immobel site as secondary, you don't need to have a separate domain.

I want to link to my other web site. What should I do?

Immobel does not have access to your other web site, and we cannot modify it to include link to your Immobel web site. You need to do this yourself or ask you other web site admin or support to do it for you.  We have prepared some HTML code to be used in order to show “links or flags” on your existing website. When those links are click, it will automatically bring you to your Immobel personal pages in that desired language.  You can use this option by going through the following steps. Access your Immobel account, click on “Immobel Listing Search (IDX)”, next click on “Listing Search for Your Website > Find “Language Bar.” Here you will be given options for the “size” of the language bar and “language name”. Once selected, click on the language bar. Next, you will be given the HTML code to add to your existing website. We also provide an Email option to email this to your website support or developer to add to your website.

My photo will not upload. What can I do?

Its possible the file is too large. Please resize your photos to be under 100KB in size. Also, we only accept  .GIF and .JPG images.

Can I add search keywords to tags of my site?

Yes, you can. We have given this option available to many of our customers. This can be found under Immobel Listing Search IDX > Advanced Options > META Tags.  For More information on META tags, please visit the following Wiki webpage, Click here

I want to know how many visitors view my web site. What should I do?

First you need to register to a free hit counter account on separate web site. Do a Google search for “free hit counter” or use one of the following: http://www.statcounter.com. This site will provide you with a piece of code that you need to copy and paste to your ‘Immobel account. You can find the box to paste your code in the ‘Immobel control panel, when you click on the following links: Immobel Listing Search (IDX) > Advanced Options > Analytics.

I have added referral links to Key Links setup and they do not work. What should I do?

Check if the spelling is correct. All links should have “http://” in front, for example http://www.immobel.com/.

Can I add custom page, blog, change colors to match my other web site?

Yes, your page can be customized. Extra customizations are charge an additional fee. Contact us for specific quote. When contacting us, please be specific as possible, regarding layouts, colors, template design, etc.

I am having difficulties searching for listings by MLS number?

Please make sure that you have the correct MLS number. Please, make sure to use an "uppercase" letter if the MLS number has a letter in the beginning. Example, I am searchng for listing: 'a3946672', please search by 'A3946672'. If you have any further questions, please contact us through "Need Help?".

When are Email Alerts processed?

Email Alerts are processed daily, at 7 AM Central Time. Email Alert account can be set up to send emails with the following frequency:

  • daily - all searches are run every day at 7 AM Central Time
  • two times a week - Searches are run every Monday and Thursday
  • weekly - all searches are run each Monday
  • twice a month - searches are run on the 1st and 15th of each month
  • monthly - searches are run on the 1st of each month
Is it by design that Immobel Email Alert only allow search one city at a time

Yes. The behavior of Email Alert is the same as for regular listing search - only one city can be searched at a time. However, users can save multiple searches and there is no limit to the number of searches saved, so it is possible to receive email alerts about listings from multiple cities.

When a search is saved, will emails be delivered for all current listings?

>No, when a search is run, it will consider only new listings - listings that were added after the search was saved, or after it was run for the last time. If there are any new listings matching saved search criteria, they are added to the email.

What is the maximum number of listings that are included in an Email Alert?

Emails are limited to 50 listings, if there are more new listings matching search criteria, only first 50 will be included in the email.

Why am I not getting any lead emails?

 If you aren’t getting any leads emails, please check through your “junk mail” and “spam mail” folders for Immobel  e-mails as they could have been moved there by your spam filters. If that is the case, please add our domain “Immobel .com” to your safe sender’s list or add the email address updates@Immobel .com to the list of safe e-mail addresses. If you have unsubscribed to all our mailings and would like to re-subscribe please  contact us at: support@immobel.com

 

GMAIL

If you see a Immobel  message in your “Spam” folder, you can unmark the message

2. Click the “Not Spam” button that appears at the top and bottom of the page.  It will automatically be restored to your Inbox.


If you find that Immobel  lead emails are consistently being mislabeled as spam, you can solve this by:

1. Adding updates@Immobel .com to your “Contact list”:

·         Open the Immobel  lead email

·         Click on the blue down arrow next to “Reply” on the top right of the message

·         From the drop down menu click  “Add to Contact List”

·         Our email address will be automatically entered into your contact list

2. Creating a filter for your Immobel  leads:

·         Click “Create a filter” (next to the “Search the Web button” at the top of any Gmail page).

·         Enter your filter criteria in the appropriate field(s)

·         Click “Test Search” to see which messages currently in Gmail match your filter terms. You can update your criteria and run another test search, or click Next Step.

·         Click “Create Filter.”

OUTLOOK

If you see a Immobel  message in your “Junk” folder, you can unmark the message or add it to your safe sender’s list:

1. Open the Immobel  lead email

2. On the top menu bar in the “Junk mail” section click on the ‘Not Junk’ icon, or

1. Adding Immobel  domain to your Safe Sender’s domain list:

·       On the top menu bar in the “Junk mail” section click on ‘Safe lists’

2. Creating a rule for your Immobel  leads:

·       Right-click the Immobel  lead email and select ‘Create Rule.’

·       In the Create Rule dialog box, select “Subject” contains and type “Contact request”

·       Then select “Move the item to folder:” and press “Select folder” button. You can select “Inbox” or any other folder you want to move Immobel  lead emails to

·       Click on “New Folder” at the bottom of the “Folders” section below “Inbox” to the left

·       Enter your folder name (e.g. Immobel  Leads)

·       Drag and drop messages to this folder or click the “Move to” button at the bottom of the messages to move it to the right folder. 

Listings Manager

Where can I add translate my “remarks” into other languages.

There are many language translators that you can use, but we recommend the following, Google Translator, click here. Or, Yahoo Babel fish, click here. At both locations, you can copy in your remarks, choose the desired translations and click on “Translate”. Please note: This is using MACHINE translation and will not be exact. For best uses of these options, we recommend HUMAN translation.

Where does the translated remarks display on the listing information?

When you have update a listing with multi-language remarks, the updated remarks will show up when you have chosen the desired language to display the listing.. Example, you have updated the remarks to show in Spanish. When you view the listing on www.immobel.com or your Immobel Listing Search (IDX) pages, click on “Spanish” to change the wording of the listing and your Enhanced remarks will display. This can be done for all languages.

 

How many photos can I add to my listings?

 You can have up to 10 photos per listing. We recommend 300 x 300 pixel size or 300 x 200 pixels for Horizontal pictures. Please keep your pictures under 100kb.

Which fields are required and why are they required?

 The following are required to add a listing in our database. Price Currency, Size Units, Country, State/Region, Property Type, Residential Type (If Residential is selected), List Price, Contact Agent, Listing Office, Phone, Email address. This information is critical to have in our system, in order for listings to properly be searched in our database. These fields are also marked in "RED" with an *.

Are there any fields that are not shown publically?

 Yes, We have a few fields that are not used publically. Those are, “agent remarks”, “Property Owner Name”, “Owner Contact info”. These fields can be used as notes and a way to keep track of your listings.

Where are my listings shown?

 Your listings are displayed on http://www.immobel.com, and your Immobel Listing Search (IDX) pages.

If I enter a listing in my Immobel account, will it expire? If so, after how long?

 Yes, Immobel will expire the listing after 60 days from the time of entry. Don't worry, you will receive an reminder e-mail from Immobel, with a link that you can click on to update the listing and to extend the listing date for another 60 days. If you have any questions or concerns about this procedure, please contact us.

I have a listing that has sold, but do not wish to delete the listing. What can I do?

Immobel offers you a way, to "deactivate" the listing. Access Listings Manager, find your listing. Under "Actions", click on "Details". This will bring you to the full details of the listing. On the left hand side, click on "Deactivate Listing". This will now make the listing inactive. At any time, you may view this listing, by searching for , using Search Type, "Inactive Listings."

 

 

Referral Network

Upgrading your Referral Network Level

This pertains to members with the BASIC or SILVER levels in the Referral Network.

In order to increase your exposure in the Referral Network, you can UPGRADE your level:

Options:

Basic Members, can upgrade to SILVER LEVEL or GOLD LEVEL.

Silver Members, Can upgrade to GOLD LEVEL.

Benefits:  Upgrading your Referral Network levels will cause your profile to be shown higher in the list. The following are the levels: Basic, Silver, Gold, Elite

Costs:  For Silver level membership -- 6.99 per month, For Gold level membership -- 9.99 per month. You may cancel at any time.

 

How do I find a referral partner?

There are several ways you might want to search for a referral partner. You should concentrate on the geographic location your client is interested in. Zoom in on your location on the map search, and when you have a list of professionals in your target market, you can filter them in several ways. If you know someone there by name, enter their name in the "name" box.

Or perhaps you want to connect with a partner from your own company network. In that case, enter "company name" in the box.

Or find a partner with your professional designation, such as CRS, CIPS, TRC or another. If there is a professional there who matches your criteria, they will be listed for you.

You can also filter the results by the languages you need your referral partner to speak.

What if I don't have a client to refer right now, but just want to network with other professionals?

Each Global Referral Network profile has a "contact this professional" button that will allow you to email directly, outside of the referral structure.

Emails that you receive in this way will appear in your Referral Network Email box. To have all emails and notices forwarded to your email address, please ensure that you have provided your email address in your profile, and have checked the box asking to have your messages forwarded.

 

How can I market myself to potential referral partners?

One of the helpful things you can do is make sure your Global referral Network level is set to Gold. This will cause your profile to come up higher in any referral network search in your area.

Profiles are listed in search results in the following order, from the top down:

Elite ( available by invitation only to Gold level members who have achieved 4 stars for successful referrals through the network )

Gold , in order of star ranking( 4 stars, 3 stars, 2 stars, 1 star, no stars )

Silver, in order of star ranking ( 4 stars, 3 stars, 2 stars, 1 star, no stars)

Basic, in order of star ranking ( 4 stars, 3 stars, 2 stars, 1 star, no stars )

Another helpful thing you can do is to complete your profile to the fullest extent possible, and of course add your photo.

Try to mention specific things about your market or area of specialization that might make you an obvious choice for your partner's client.

This might include particular expertise in Golf properties, waterfront or boating oriented properties, Ski properties, and so on.

Anything that can set you apart can be a good thing.

There is no denying that some professionals will search for the partner offering the best referral fee. You will want to be certain that you are at least competitive with others in your area.

Do some market research. Check how other professionals in your area are marketing themselves, and consider what you might do to help your profile stand out from the crowd.

Finally, if you write your descriptive paragraph in another language, it is well worth your while to do so. If you have a colleague or friend who can help, ask for a favor. Otherwise, you can copy and paste your paragraph to a word document and send it to several translation companies for a quote to translate it into your target languages. You can find many good translation companies online. One is Translate.com, another is 1800Translate.com You will find that for less than you might expect, you can have your paragraph translated into two or three languages that might be of the most interest to you. This is an excellent way to give yourself more visibility to international professionals who will be searching the referral network in their own language.

 

What should I tell my client about the referral process?

From your client's point of view, you are making an introduction to a carefully chosen professional in another market, based on your access to information that your client does not have.

The more you can tell your client about the professional (s) you have chosen to introduce them to, the more confidence they will have about the referral.

Obviously, your client is not interested in hearing about the referral fee arrangements, and will not want to fee that they are somehow being "sold".

It is a good idea to make sure your client understands the "rules of the road" that apply to their destination. If there are no exclusive listings there, and they will need to work with more than one professional to see the range of properties on offer, they need to understand that. If professionals in the destination market operate under different rules, perhaps the buyer/ renter needs to pay all of half of the commission on a transaction, your client will need to know that in advance or it may cause them to doubt the honesty of your referral partner when they hear it for the first time from them.

How can I find out what rules apply in foreign markets?

One of the best things you can do for yourself if you are serious about international business, is to be educated about the different markets.

There are great courses available that not only educate you on international business practices, but also give you the credibility of a designation that demonstrates your advanced education.

This is also a help in the Global Referral Network search, where designation holders will likely search for referral partners sharing the same designations.

CIPS ( Certified International Property Specialist ) is one such designation, held by practitioners world wide. More information can be obtained at:

What will International clients expect from me?

That is a big question, and there is really no short answer.

In the most basic sense, what your clients will expect is that you will be able to help them understand your market, understand the price ranges, what makes one property more desirable than another in your area, such as location, proximity to water, certain views or exposures. They will also look to you to be knowledgeable about your local attractions and amenities , just like any newcomer to your area.

It is worth remembering that they may not be experienced with the buying process in your country, and will look to you for information on that.

It is a service to them if you can provide a list of possible lawyers and tax advisors in your area who are familiar with the needs of international clients.

If they are considering an investment that they will rent some or all of the time, they will look to you for introductions to a management company, a maintenance company, and guidelines on pricing and rental values.

It is a good idea to equip yourself with as much preparation and research as you can, before you even get that international client.

Can I open a referral with more than one partner at a time?

If you have multiple clients to refer, you certainly can!

If you want to open a referral with more than one partner at a time for the same client, you can. But you need to consider that this may create confusion and possibly ill will.

However, in many places, a professional will only be able to show their own listings, and so a client will need more than one professional to work with if they really want to see all possible listings.

In this case, it is important to make sure that your client understands the local "rules of the road". In general, this would mean that they only see each property with ONE professional. If they are being shown a property that they have already viewed with someone else, they need to simply say so, and not proceed to view it again. Otherwise, there will be a problem if your client decides to make a transaction on that property, because the owner will be liable for two commissions, and indeed, in some locations, your client will be liable for two commissions. This could cost everyone, by preventing a successful conclusion to the referral.

Is it necessary to be able to talk with my referral partner? What if we don't speak the same language?

The Global Referral Network system is designed to bridge the communications gap. It is not actually necessary to be able to talk with your referral partner in order to initiate a successful referral.

However, there may be times when you need to have a conversation in order to finalize details, make arrangements for your clients visit or other issues that may arise. You have access 24/7 to a live interpreter who can join you in a 3-way telephone call and translate between your respective languages.

What if I can't communicate with my client?

This fear has held more professionals back from the benefits of international business than any single thing. Which is a shame, because it is usually unfounded.

Few serious investors are going to contemplate coming to a country to buy property where they have no means of communication.

Most international clients will be able to speak with you in your local language, possibly even fluently.

If they can't, then they are well aware that it is an issue, and will have a plan as to how they will handle not only working with a property professional, but all of the other communication issues that will arise during and after the transaction.

They may have an advisor or family member who will assist them.

If they really cannot communicate with you verbally, there are many other means of communication you can explore if you are willing.

You can print out listings for them in their language, and let them show you which ones they like, and don't like, and which properties they want to view.

You can communicate in a basic way using Google translate, where you type messages and translate from one language to the other. If course machine translation is at best 70% accurate, and you need to stay away from "expressions" and stick to basic, clear sentences such as: Do you like this? Do you want to visit this house?

Alternately, you can refer them on to a colleague who can speak their language, if there is someone locally. You can find them by searching the Global Referral Network in your area, filtering results by language spoken.

How can I help ensure that I will be paid as agreed?

One of the most important steps in the referral process is the agreement on referral fees. Please make sure that you thoroughly understand exactly what is on offer.

An offer of 25% of the commission your referral partner collects might be tempting, until you see that your referral partner is only going to get 25% of the total, after his or her agency and any other agents who may be involved are paid.

That is why we provide the extra step in the calculations:

On a transaction of 1 million ( Dollar, Euro, whatever ) I can expect to be paid X.

This defines what your expected share should be.

Once you are certain you understand the terms of the referral fee arrangement, it is important to remember that you should not reveal the name and contact information of your client until you have received the original of the signed referral agreement from your partner.

Without that original signed agreement, there is no binding agreement at all.

PLEASE NOTE: In most countries, the broker or agency owner must sign the referral fee agreement or it is not binding.

It is important that you have as much of your communication as possible through the Global Referral Network system so that it can be date stamped and archived. This provides a permanent written record for your protection.

What if I don't think my referral partner is being responsive to my client, or, what if I accepted a referral, but was never able to get in touch with the client?

Once the referral is "in progress" you have access to a status update form at all times. Just go to your Global Referral Network menu, select Open Referrals, and click on the link for the referral you want to update.

There are a number of options on the status update form.

One of them may suit your case.

Select the one that you feel reflects your situation, and the system will inquire of your referral partner about the status of the referral.

If you both agree to cancel, the referral is moved to "cancelled referrals" in both of your mail boxes.

If you do not both agree to cancel, the referral will remain "open".

What if my client made a transaction, but I have not been paid as agreed?

In case of actual dispute, the ICREA arbitration process is available to you if the referral was international. ( http://www.WorldProperties.com )

If the referral was inside one country, then you need to use the procedures that apply to your market. If you are in the United States, you will need to approach your local board or association of Realtors? for guidance.

When requested by any arbitration panel or professional conduct panel, the chain of correspondence and agreements or acknowledgements between you and your referral partner to the extent that it was conducted through the Global Referral Network system, will be made available.

Domain Setup

I purchased a domain from Immobel.com and now I want to use it for another web site. What should I do?

Our policy is that we maintain domains only for Immobel Listing Search (web-site). Since the domain is registered for you, you can transfer it out to another registrar (like http://www.godaddy.com) and use it for your other web site. If this is what you would like to do, we suggest that you contact another domain registrar (like http://www.godaddy.com) and inquiry about transferring a domain from another company (Immobel) over to them. They will provide you with details and information for this procedure. They will request you to obtain the "transfer" code, in order to transfer your domain.  Once you get to this step, please let us know. For further details, please contact us.

 

In the past, I purchased the "connect to" domain option. I have my own domain and I need to change on where the domain is directed/pointed. What do I do?

If in the past, if you have purchased the "connect to " option, and you no longer want your domain to be pointed to your Immobel Listing Search (web-site), you will have to change your options on where the domain was purchased. Example: I purchased a domain from GoDaddy.com, and paid for the Immobel service to have it be "connected" to my Immobel Listing Search (web-site). I would need to go back to GoDaddy.com, modify my domain options and Restore the default settings for "Name Servers". Once there, I can point my domain to a different website and my connection to Immobel will no longer be valid. If you have any questions about this, please contact us

I already have bought a domain from another vendor. Can I use it for my Immobel site?

 Yes, use the option “Use domain you already own”. You can do this, by going to your Immobel account, click on "Immobel Listing Search (IDX)" > "Listing Search for Your Website" > "Under "Domain Names", "Purchase New domain". Follow the instructions to add a new domain and to pay for this option.

I don't know what domain name should I choose?

 As a rule of thumb it's better to choose a domain name indicating the region or location in which you are specializing, because people usually search for location, for example joplinhomes.net or homesinjeffersoncity.com.  If you already have a web site and plan to use Immobel site as secondary, you don't need to have a separate domain.

How can I edit or view which GLEX markets will display on my Immobel Listing Search (IDX)?

 At any time, you can change which markets will display on your Immobel Listing Search (IDX). To do this, from your MyImmobel control panel, click on Immobel Listing Search (IDX) > "Customize Listing Search" > scroll down to you see Global Listing Exchange options.
